What to Expect During a Home Appraisal in Las Vegas

Step 1: Scheduling

Step 2: The Property Inspection (30–90 minutes)

The inspection is the appraiser's only visit to the property. During this time, the appraiser will:

  • Measure the exterior dimensions of the home (for square footage verification)
  • Walk through every room, noting the layout, condition, and features
  • Photograph the exterior, interior rooms, kitchen, bathrooms, and any notable features or deficiencies
  • Note the lot size, garage, pool, outbuildings, and other improvements
  • Assess the overall condition of the property

You don't need to clean obsessively, but a tidy, well-maintained home makes a better impression. Make sure all areas are accessible — including the attic, crawl space, and garage — and that any permits for additions or renovations are available if asked.

Step 3: Market Research and Report Preparation

After the inspection, the appraiser returns to the office to analyze the data. This involves researching recent comparable sales ("comps") in your neighborhood, reviewing local market trends, and applying adjustments for differences between your property and the comparables. This research phase typically takes 1–2 days.

Step 4: Report Delivery
