How long does a home appraisal take? +
The on-site inspection typically takes 30 minutes to 1.5 hours depending on the size of the property. The completed appraisal report is usually delivered within 2–3 business days of the inspection. We offer expedited service when timelines are tight.
Do I need to be home for the appraisal? +
For most appraisals, a homeowner, tenant, or authorized representative should be present to provide access to the property. If the home is vacant, we can often coordinate access with a lockbox or real estate agent.
What's the difference between an appraisal and a home inspection? +
A home inspection examines the physical condition of the property — systems, structure, and potential defects. A home appraisal determines the market value of the property based on its features, condition, and comparable sales in the area. The two serve different purposes and are often both required in a real estate transaction.
